Summer is coming to an end, and fall is just around the corner. Every year, homes across the country go through the same seasonal shift: windows that stayed open all summer close, the furnace, dormant since spring, kicks on for the first time in months, and ventilation drops just as the school year resumes and everyone's attention turns elsewhere.
It is precisely this transition that creates favorable conditions for indoor mold growth. Mold requires only three things to establish itself: moisture, an organic surface to colonize, and still air. A house sealing itself against the cold brings all three together at once, which is exactly the recipe mold needs. A homeowner who understands this seasonal pattern, and takes a handful of straightforward steps ahead of it, can substantially reduce the risk of both mold colonization and the moisture damage that so often accompanies it.
Below are five measures worth prioritizing before the weather turns.
1. Monitor and manage indoor relative humidity
Of the variables that govern indoor mold growth, relative humidity is generally considered the most consequential. Public health agencies typically recommend keeping indoor humidity between 30 and 50 percent. Above that range, and particularly when elevated humidity persists for days or weeks at a time, mold spores (which are already present in nearly all indoor air) find the conditions they need to germinate.
A hygrometer, often available for under $15, removes the guesswork. In rooms where readings run high, especially bathrooms and basements with limited airflow, a dehumidifier is usually the most direct fix.
2. Have HVAC systems inspected before the first heating cycle
A furnace that has sat unused since spring can accumulate dust in its ductwork, and if moisture ever found its way into the system, mold as well. Before the first real cold snap, it is worth replacing the air filter and, if the system hasn't been serviced recently, arranging a professional inspection.
This matters because the furnace will keep circulating whatever is already inside it for the rest of the season. Whatever condition the system is in going into fall is roughly the condition it will stay in through the rest of winter and into spring.
3. Check the building envelope for gaps
Deteriorated weatherstripping and cracked caulk are usually thought of as an energy-efficiency problem, and they are, but they also give moisture a path into wall cavities, where it is both more difficult to detect and more likely to cause structural damage than moisture in an open, ventilated room.
A walk around the exterior of the house, checking window seals, door thresholds, and visible caulk lines, takes under an hour and is one of the more cost-effective preventive steps available.
4. Inspect the areas where moisture tends to collect
Basements, crawl spaces, attics, and the cabinet under the kitchen sink deserve a closer look than they typically get. A musty smell, discoloration on drywall, peeling paint, or a section of wall that feels soft to the touch are common early signs of a moisture problem, and they tend to appear well before mold becomes visible.
Catching these signs now, while a window can still be opened to air a room out, is a far easier problem to solve than the same issue discovered mid-winter with the house fully sealed.
5. Test rather than rely on visual inspection alone
Much of the mold growth that occurs indoors happens somewhere a homeowner cannot see: inside wall cavities, beneath flooring, or within the HVAC system itself. The absence of visible mold is therefore not strong evidence of the absence of exposure, and by the point symptoms or a persistent odor become noticeable, that exposure may already be substantial.
Testing, whether of the home environment itself or of a person's own exposure, offers a more direct answer than visual inspection can. This is especially worth considering for anyone experiencing unexplained fatigue, congestion, or other symptoms that seem tied to time spent at home.
Each fall brings a predictable rise in the conditions mold needs to take hold. None of the steps above require a renovation or a significant investment of time. A humidity check, a filter change, a walk around the house, and a look in a few overlooked corners, done over the course of a weekend, meaningfully lowers the risk for the rest of the season.
